Rules and Regulations

Considering living or staying in our neighborhood? Please review and abide by the following key guidance: 

30A Townhomes HOA Rules and Regulations Board Approved November 22, 2024.


 

Rental limits: 

o Short-Term Rentals: Minimum stay of 4 nights.
o Long-Term Rentals: A copy of the lease for rentals longer than 30 days must be
provided to the Association Manager.
 

 

Occupancy Limits: 

o 3-story units (2,349 sq. ft.): Maximum 11 people.
o 2-story units (1,522 sq. ft.): Maximum 7 people.
 Rules and Regulations: Must be posted in the rental/leased unit. Owners are
responsible for renters’ compliance with all rules and regulations.
 

 

Trash Managment:

 Store trash bins out of sight (garage or behind townhome).
 The unit number must be affixed to the trash can
 Curb placement is allowed after 4:00 p.m. the day before pickup. Bins must be
removed by 9:00 p.m.
 Trash Collection Days: Monday & Thursday.
 

 

Pets:

 Only owners may keep pets.
 Rental guests are prohibited from having pets.
 Leash Rule: Pets must always be leashed. No pets allowed in pool areas.
 Pick up after your pets: Owners must clean and dispose of dog waste in their trash
bins. No pet waste permitted in pool trash cans.
 All owners and long-term leaseholders must register their dogs with the
association. Needed:
o Breed, description and gender o Picture
 

 

Noise Regulations:

 Quiet hours: 10:00 p.m. to 9:00 a.m. per Walton County Ordinance
 Noise from your balcony or unit must not be heard in a neighboring unit. Pool Rules
 Open from 8:00 a.m. to dusk. No night swimming.
 Children under 13 must be supervised by an adult.
 No glass containers in the pool area.
 Keep the gate closed.
 

 

Parking Rules:

 No parking on the streets. Use garages or driveways.
 Pool/Mail Kiosk Parking: 5-minute pick-up/drop-off only.

 Overflow Parking: Nine spots at Southern Self Storage (notify their office in advance).
 Golf Carts: Must be parked in garages or driveways. Drivers must be 16+ years old. Prohibited Vehicles
 No trailers, campers, boats, oversized vehicles, or watercraft may be stored or parked in the community.
 

 

Garages:

 Garage doors must remain closed except when actively in use. Building Exterior Rules
 Hanging Objects: No items (e.g., towels, decorations, banners, string lights) on balconies or windows.
 Drilling and Nailing: Prohibited on concrete walls or exterior surfaces.
 Decorations: Affixing decorations that cause damage (e.g., holes, nails) is not
allowed.
 Appearance: Altering exterior features (paint, doors, fans, etc.) without approval is
prohibited.
 Cooking Devices: No gas/charcoal grills or open flames within on balconies or
within 10 feet of any structure.
 Throwing Objects: Items (including cigarettes) must not be thrown from balconies
or windows.
Interior Rules
 Window Treatments: Only light-colored blinds or shades are allowed.
 

 

Signs:

 The Only Signs Permitted
o For Sale Signs: Ground-mounted only, max size 18” x 24”.
o Rental Certification Signs: Must be a window cling on the front door glass.
 

 

Storage:

 Storage in landscaped areas between driveways or common areas is prohibited. Late Fees
 Payments are due within 15 days. Late fee: 5% of the Regular Assessment.
 After 30 days, 18% interest plus attorney or collection fees apply.
This document is to address Rules and Regulations that are needed but not in the Governing Documents of 30A Townhomes or State Statute and owners need to be familiar with those documents.
